Review and subscribe

A prospective investor reviews the deck, fund documents, subscription materials, accreditation requirements, and allocation amount with the Resty team.

Capital enters the fund

Once accepted, investor capital is contributed to the fund and held for approved acquisitions, reserves, closing costs, furnishing, and operating needs.

Fund buys and operates properties

The fund acquires qualifying STR homes, while Resty handles underwriting, furnishing, launch, pricing, guest experience, maintenance, and reporting.

Quarterly distributions

Investors receive quarterly reporting and cash distributions from available fund cash flow when property performance and reserves support payments.

Exit and return of capital

At the fund's targeted 5-7 year close, properties are sold or refinanced according to the exit plan, with proceeds used to return investor capital before remaining profits are distributed under the fund terms.

All GPs approve acquisitions with documented underwriting.

Capital calls are phased for confirmed acquisitions, capex, reserves, and fund obligations.

Property-level bank accounts, no commingling, and two months of OpEx reserve before distributions.
